The proposition is easy to state. About 180 homes on a compact 2.5-acre plot, two working Green Line stations inside a kilometre, the Turahalli green belt to the west. The homes are large by any measure on this corridor: the smallest published plan is 2,163 sq.ft super built-up, the largest 3,431, and both four-bedroom layouts carry a maid's room with its own toilet. Every plate is dimensioned room by room.

One thing to know before you go further. There is no K-RERA registration yet, and with it no price, no possession date and no carpet area. Those are not details that firm up quietly in the background - they are what makes a project buyable, and they arrive together on the day it registers.

What this project gets right

You can walk to the metro, today. Konanakunte Cross at about 800 m and Yelachenahalli at about 900 m, both on a Green Line that has been running for years rather than one that is promised. Both figures hold up against mapped station positions, and so do the other local distances - four of them agree to within 57 m. Distance tables are usually a little optimistic. Most of this one is not.

The homes are large, and drawn to prove it. Four plates, every room measured, from 2,163 to 3,431 sq.ft. The four-bedroom layouts are properly worked out - maid's quarters in both, and in the 3,431 a family room that sits apart from the living room, so the household gets two places to be at once. Most pre-launch collateral does not show you this much.

The builder has thirty years behind it. Kalyani Developers has been shaping Bengaluru since 1990 - 13 million sq.ft of Grade-A office space by its own account, and names you already know. Homes are the newer line: the flagship, LivingTree at Bagalur, is on the K-RERA register.

What to settle before you commit

Wait for the registration before any money moves. Until a project is filed, the site area, the unit count, the floor count, the carpet area and the completion date are all brochure numbers rather than fixed ones - and anything you pay sits outside RERA's escrow mechanism.

Two figures need reconciling. The layout drawing shows eight low-rise blocks under a legend that reads "Residential Tower (33 floors)" and "Single Tower", and the distance table puts the NICE Road junction at 2.5 km when the interchange is about 5.6 km away. Ask for the sanctioned plan, and time the Electronic City run yourself.

Ask for the amenity schedule. Twenty-plus amenities are promised and six are named, so there are fourteen you cannot yet compare against anything.

You are reading pre-launch collateral, not a brochure. There is no RERA number, no price and no dated disclaimer on it - the paperwork a customer brochure has to carry, and the clearest measure of how early this is.
